Build & estimate

What will it cost to build?

Your plot, your floors, your finish. Out comes a cost range and the material you will need.

Your project

The estimate updates as you change anything.

Plot

Plot area 2,250 sq ftDHA, Bahria, LDA, CDA, most new housing

Building

Estimated at 65% of the plot per floor: 2,925 sq ft.

What carries the load?

This decides your steel, and nothing else on this page can tell us, a brick-walled house needs about half what a concrete frame does.

City & finish

Finish quality

The usual middle-class house: tiled floors, decent fittings. Quality mostly moves finishing, the structure costs about the same either way.

Estimated construction cost

Of which material
Not shown, sources put labour anywhere from 13% to 35% of the structure, so the material share spans 55 to 87%. Too wide to budget against.

An indicative range, not a quote.

Pakistan has no official construction rate card, so these figures come from published builder and consultancy rates, which differ in what they include. Get a contractor BOQ before committing money.

We will not put a number on:

  • Plots needing piling, retaining walls or significant cut-and-fill
  • Basements: these do not fit a per-sq-ft rate
  • An upper bound for luxury finishing, which has no practical ceiling
  • Electrical and plumbing as a precise share, sources classify them inconsistently
  • Land, design fees, approvals, utility connections or furniture

Material you will need

Grey structure only: foundations, RCC frame and slabs, masonry, plaster and boundary wall. Finishing is not included: no flooring, tiles, paint, woodwork or fittings. For one wall exactly, use the brick calculator.

Steel is not listed.

It depends on what carries the load, and the published Pakistani range covers a swing of roughly 2 million rupees on a house this size. Answer “What carries the load?” in step 2 and we will show it.
  • Bricks

    58,354 to 80,584 bricks

Includes the boundary wall, which is 11 to 22% of the order and really scales with your plot perimeter, not floor area.

    How was this calculated?

20 to 28 bricks per sq ft of covered area, over 2,925 sq ft. Grey structure only: foundations, RCC frame and slabs, masonry, plaster and boundary wall. Finishing is not included: no flooring, tiles, paint, woodwork or fittings. Wastage is already inside these figures, do not add more.

  • Cement

    667 to 889 bags (50 kg)

    How was this calculated?

0.23 to 0.30 bags (50 kg) per sq ft of covered area, over 2,925 sq ft. Grey structure only: foundations, RCC frame and slabs, masonry, plaster and boundary wall. Finishing is not included: no flooring, tiles, paint, woodwork or fittings. Wastage is already inside these figures, do not add more.

  • Lawrencepur or coarse Chenab. This EXCLUDES filling under the ground floor, which can add as much again and depends on how far your plot has to be raised, price that separately once you know your levels.

    How was this calculated?

0.90 to 1.00 CFT per sq ft of covered area, over 2,925 sq ft. Grey structure only: foundations, RCC frame and slabs, masonry, plaster and boundary wall. Finishing is not included: no flooring, tiles, paint, woodwork or fittings. Wastage is already inside these figures, do not add more.

  • Crush (bajri)

    1,609 to 3,218 CFT

    How was this calculated?

0.55 to 1.10 CFT per sq ft of covered area, over 2,925 sq ft. Grey structure only: foundations, RCC frame and slabs, masonry, plaster and boundary wall. Finishing is not included: no flooring, tiles, paint, woodwork or fittings. Wastage is already inside these figures, do not add more.

A planning band for budgeting, not a bill of quantities. Wastage is already inside these figures, do not add more. Get a take-off from your contractor before ordering.
